Affordable luxury with a vibrant young spirit

Following work on the Glasgow SEC hotels and Inverness Marriot, both for Vastint, Keppie were asked to develop proposals for a new 200 hotel at the heart of the new Millbay Masterplan in Plymouth. The site, located beside the Plymouth Pavilions and historic Duke of Cornwall Hotel, fronts a tree lined boulevard which creates a key focal point along the pedestrian-focused link from the cross-Channel ferry dock to the City Centre.

Keppie collaborated closely with Plymouth City Council Planning and Urban Design team to develop proposals which worked hard to balance masterplanning needs and client requirements. This in turn lead to a hybrid application being submitted for full Planning Permission for a 175 bed hotel (subsequently increasing to 200) and Outline consent for 7 townhouses, plus 7 Extended Stay units, which ensured that suitable massing was provided to the new Boulevard (Bath Street) and more residential Millbay Road. In parallel, this strategic perimeter block created a sheltered, semi-private courtyard for guests and residents to relax, along with a provision of bike stands and a small quantity of vehicular parking.

The three-star Moxy lifestyle hotels, offer affordable luxury to guests with a vibrant, young spirit at heart. At ground level the publicly accessible bar and restaurant spills out onto the boulevard, activating the streetscape whilst providing amenity for refreshments or place to stop and relax along the way.
