Keppie secures planning in sensitive conservation area




New mixed-use residential and retail scheme unveiled for Merchant City, Glasgow

The combined strength of Keppie Planning and the architects from Keppie has secured planning on behalf of Anderson Homes for a £2.5 million mixed-use development in the sensitive conservation area of Merchant City, Glasgow. Located at 67-77 Glassford Street, this exciting scheme will create 25 two and three bedroom apartments over seven floors, with ground and basement retail space.

The project will involve the demolition of an existing building which will be replaced with a natural stone façade to Glassford Street. A close working relationship between architects and planners within Keppie, combined with an intrinsic understanding of working with historic buildings, enabled the team to develop a concept that met the requirements of both Planning and Historic Scotland.

Planning determined that dual aspect apartments must be provided. To facilitate this, two lift and stair cores are provided serving a total of four apartments at each upper floor level, with two penthouse apartments at roof level. The materials to be used include natural sandstone and granite, aluminium frame curtain walling and windows, and metal standing seam roof.

“Particular regard was paid to the demolition of the existing building which stands within a conservation area. Both development height and elevational treatment were carefully considered to respect the adjacent Glasgow Trades Hall and Peckham buildings, as well as the historical fabric of this important area of the City.”

It is intended that asbestos removal and demolition will commence in mid May.
