Kintyre House

Brief

Kintyre House is an existing five storey office building in the heart of Glasgow City Centre.

Keppie were appointed to undertake a full internal refurbishment and assessment of the external fabric of the building to allow re-presentation to the marketplace as prime office space.
Response
Initially we undertook feasibility studies to ensure the maximum lettable areas were being fully achieved and furthermore accessible provision and BREEAM rating against current standards achieved.  Detailed dialogue took place with Planning as we proposed upgrades to the external envelope, including new lighting to enhance the facade. Working closely with the client and appointed agents we developed an upgraded specification concentrating on the main entrance reception, toilets and office plates. Sketch visuals were developed and material samples were extensively sourced to clearly convey our design thoughts. Space planning exercises were carried out and CGIs created to demonstrate the office plate capacities and options for potential tenants.
Outcome

The arrival to the building has been greatly improved with new lighting, signage and painting of the front door and metal work. The reception area is now an inviting and sophisticated arrival space with a natural, modern palette of materials including porcelain tiled flooring, cherry timber panelling and coloured backlit glass. The ceiling has been reconfigured and new contemporary light fittings utilised to enhance the space.

The toilet cores have also been fully refurbished with porcelain tiling, full height glass cubicles system, bespoke vanity units and new lighting to create a high quality finish. The main working areas have been simply refurbished to provide a neutral backdrop to potential clients.
