Maxim Office Park

Brief

The Client brief was for a masterplan led design of an international standard office park in the heart of Scotland. The exemplar development, on the redundant brownfield site of the Chungwa Picture Tube Factory, is a key regeneration project located at Eurocentral on the arterial M8 corridor link between Glasgow and Edinburgh.

Response

Drawing together the complimentary disciplines of masterplanning, architecture, landscape design and interior design, Keppie's multi-layered design approach was the catalyst for a coordinated and holistic design response.  The introverted masterplan scheme has been arranged around ten high specification office buildings totalling over seven hundred and fifty thousand square feet.  Grouped around a dynamic linear park with undulating landscape and sinuous water features, the buildings have created a permeable boundary, separating public realm from ancillary services and car parking to the rear. Retail, commercial and leisure space has also been carefully woven into the park fabric to provide on-site amenities and to further encourage social interaction for both the visitor and resident occupants.

The pragmatic flexibility of buildings was an integral part of the design process.  Buildings have been configured to provide a range of sub-divisible floor plates offering a mixture of large flexible space and shallow plan opportunity, with cores located to maximise the efficiency and usefulness of the spaces.  The inherent flexibility achieved gives the Client options to increase floor plate densities and explore creative space that can accommodate a range of rental enquiries from the smallest of incubation businesses to one of the largest speculative office buildings in the UK.

Outcome

Now renamed 'Maxim Office Park', Keppie has designed and delivered the UK's largest speculatively built office park.  One that focuses on offering an unrivalled quality of life environment to its tenants with all buildings achieving 'very good' and 'excellent' BREEAM ratings and an overall EPC rating of 'B'.
